Do you represent buyers? No. Sea to Sierras Realty is exclusively a listing brokerage. We represent sellers, trustees, and fiduciaries. On an estate sale that means the estate’s interest is the only one we carry to the table.

What areas do you serve? We are an independent brokerage with offices in San Diego, listing along the California coast from San Diego to Marin. We also have extensive experience selling homes in the Inland Empire, Los Angeles, and the Central Coast.

Do I have to be in probate to list with you? No. Probate, trust, and fiduciary sales are our specialty, not a requirement. We also list conventional sales for owners who simply want a listing brokerage that represents sellers only.

How is an estate property priced when there is already an appraisal? A probate referee’s appraisal establishes a date-of-death value for the estate’s inventory; it is not a listing price. We prepare a separate written opinion of value with the comparable sales, adjustments, and condition assumptions stated on the page.
